Flat Skylights Installaiton

A ground-floor extension in Pinner had an existing flat roof covered with old, yellowed PVC panels that allowed minimal light into the kitchen and dining area. The space felt dark and enclosed despite the extension’s size. The goal was to remove the outdated PVC panels and install flat skylights to flood the room with daylight, improve aesthetics, and create a brighter, more welcoming living environment.

Our Solution

We supplied and installed high-performance flat glass skylights to replace the existing PVC roof panels. The solution included:

• Thermally broken aluminium frames to prevent condensation and heat loss
• Double-glazed units with low-E coating and argon gas fill
• Walk-on rated glass (up to 150kg per square metre) for safe roof access
• Anti-slip coating on external glass surface
• Fixed glazed panels with optional electric opening mechanism for ventilation
• Rooflights powder-coated in white to match the interior ceiling
• Tapered insulated upstands to ensure proper water run-off

Installation Process

• Conducted site survey and measured the existing flat roof area
• Removed old PVC roof panels carefully to preserve the existing roof structure
• Disposed of all PVC waste materials responsibly
• Inspected and repaired roof timbers and supports where necessary
• Installed timber or aluminium upstands with proper insulation and tapered firrings
• Applied waterproof membrane flashing around the upstand perimeter
• Lifted flat skylight frame into position on the upstand
• Secured frame using mechanical fixings through the upstand structure
• Installed double-glazed sealed units into the frame
• Applied external lead or aluminium flashing for weatherproof seal
• Tested electric opening mechanism (where specified) for smooth operation
• Completed internal plastering and decoration around the skylight reveal
• Cleaned glass thoroughly internally and externally
